Local Realtors looking for phenomenal support need look no further than Equity Colorado. Since their Front Range office opened in 2010, Nancy Umbreit, owner and managing broker of Equity Colorado’s Northern division, has offered all the support an agent could ask for – and more.
The office space, located at 710 Kimbark Street, in Longmont’s historic downtown, has every amenity a Realtor could want, minus any of the bells and whistles that shrink their revenues. As soon as she purchased the property, Umbreit gutted it and started fresh to create a space “custom-designed for a real estate office.” Featuring a large multi-purpose room that serves as a conference space and a classroom, it also has three offices available to Realtors at any time. As Office Manager/Broker, Laurie Radatz is on the premises five days a week to handle general agent questions and concerns.
While the space is inviting, it’s the agent support that sets Equity Colorado apart from other brokerages. Equity provides in-house classes, a customized Mentor program, and weekly Updates reminding them of changing laws from the Real Estate Commission as well as classes in the surrounding cities for their attendance.
Umbreit herself is available to support her agents at practically any hour, seven days a week. Part consultant, part mentor, and part sounding board, she prides herself on making herself available for everything from small questions to major issues. She answers the phone for her team from 8 am to 7 p.m. seven days a week and responds to emails and texts until 10 p.m. every night. No matter their concern, she’s more than happy to share the knowledge she’s accumulated over the years.
While every agent has nearly unlimited access to Umbreit, she gives her mentees extra focus She established a formal Mentor program to help new Realtors bridge the gap between what they learn in training and what they need to know to be in the field. “When someone gets out of real estate school they’re prepared to do 1 percent of the job. I do my best to see that they learn the other 99 percent,” Umbreit explains. “Their success is my success,”
she emphasizes.
Umbreit’s mentees get weekly meetings with her and the chance to soak up as much information as they can over their first few months with the brokerage. Through those meetings, she teachers them the ins and outs of contracts, strategy, how to price a property, and how to design a business plan. And perhaps most importantly, she teaches them “how to stay sane as a Realtor.”
“Having come to Equity as a newer agent, my experience with Nancy Umbreit as a mentor has been both empowering and informative,” says associate broker Melissa Worth. “I know I can count on her to answer my questions and lead me down an ethical path that protects my clients and myself. I can run my business with confidence knowing even if I don’t have all the answers I have someone on my side who does.”
Umbreit also offers a wide variety of continuing education opportunities for her agents. At least twice a month she offers classes to ensure her agents are current with new laws, regulations, and best practices.
A pre-vetted vendor list makes it easy for agents to refer their clients to qualified professionals in a variety of industries, including painters, landscapers, lawyers, architects, dry wall installers, and more. And Umbreit makes sure it’s up-to-date. “When we get one that doesn’t do a good job, they come off the list,” she says.
According to Umbreit, the 90+ agents who work at Equity Colorado represent a variety of career stages. “I’ve got them all the way from 40 years in the business to four months in the business and a lot of people in between,” she tells At Home. While some are fresh out of school, others are making a career change. The latter group, she says, includes some of her top performers.
In addition to the professional support Umbreit offers her team, she also offers a unique Commission Plan. The plan requires $59 per month for various business tools as well as Errors and Omissions insurance and only $499 in commission fees for sales up to $3 million – a far cry from the typical Residential Real Estate office.
Plus, Equity Colorado brokers have access to a generous referral program. When a new broker joins any of the Equity Colorado offices, the referring agent receives a $100 payment every time that agent completes a transaction for as long as both agents work at Equity.
And while agents might come to Equity Colorado for the low fees and high earning potential, they stay for the support. Nancy loves her role as mentor, cheerleader, and a resource, and it’s apparent to her team.
“I have been a Realtor for over 18 years and Managing Broker Nancy Umbreit is without equal in her care and support for the agents she manages,” says Equity Colorado agent Derek Filkins. “Nancy makes herself available
at all hours, for all concerns,
and always operates with
100 percent integrity. Because of her knowledge, passion, and experience, Nancy continues to be the exception and top-tier talent in the real estate industry.”
