For nearly a decade, Helen and Jim Gibb considered and reconsidered a move from their Louisville home of 30 years to a more flexible home with lower-maintenance conveniences and main-floor living. They stuck their toes into the market a few times and gathered information about what they wanted most in a home optimized for ownership long into retirement. “Number one on my wish list was to find a good home builder,” recalled Helen. “We feel like Boulder Creek is a builder who will do the right thing.”

Jim’s home buying checklist was similarly met after the Gibbs peeked into a Boulder Creek Neighborhoods model: He prioritized the peace of mind offered by a lower-maintenance home by Boulder Creek Neighborhoods, along with “a house full of windows for natural light, a good location and a builder known for quality.” The Gibbs are currently under contract and hope to move into the Boulder Creek development of West Edge at Colliers Hill in Erie by early 2023.

“We were looking for our forever home, and Boulder Creek has helped us every step of the way,” said Helen, a retired writer of arts and crafts how-to guides. “We can’t say enough about the people at Boulder Creek and especially Rebecca (Lucero),” the Gibbs’ community sales manager at West Edge at Colliers Hill. “Her willingness to go above and beyond has been exceptional.”

Boulder Creek’s commitment not only to help people find the ideal home for their lifestyle but also to make the buying process as smooth and as joyful as possible is particularly significant in Helen and Jim’s case. That’s because, due to logistics, much of the Gibbs’ initial correspondence with Lucero was remote. “We’d facetime with Rebecca, and she’d be on our lot, showing us what lies where, with the winds 30 miles an hour, and it was 35 degrees out there, bless her heart,” Helen said. Later, “when we asked to see the model, she’d say, ‘I’ll get the hard hats and meet you there in however many minutes – she’s been amazing to work with,” added Jim, who is retired from the beef, cattle and genetics industry.

Lucero said she’s simply carrying out the Boulder Creek Neighborhood mantra: “Lifefullness®,” or Boulder Creek’s mission to empower homeowners to thrive as they pursue their passions, thanks in part to the lower-maintenance lifestyle – baked into each Boulder Creek home – that frees up time to focus on what’s important in life. She noted, “We want (our buyers) to have a well-built home and a home that functions for them for many years to come. We also want the buying and building process to be an organized, professional and respectful process for our buyers, which makes for a positive overall experience.”

Intuitive, main-floor living
For the Gibbs, the Elbert floorplan in the Ridge series at West Edge at Colliers Hill is exactly the “well-built, bright home” they were seeking, Jim said, explaining, “This is a home that we can age in place in, with everything on the main floor.” Both Helen and Jim appreciate that the Elbert floorplan includes a secondary suite in addition to the primary suite. “This was important to us because we have friends and family come from out-of-state, friends about our age, and we’d like a nice place for them to stay,” he said. While the unfinished basement suggests many possibilities, from a recreation room to hang out with their grandson to a crafting studio, main-floor living simplifies daily activities, said Jim – a boon for those who want to skip the stairs and for those who, stairs or not, value a streamlined, intuitively-designed home. The laundry room is only a few steps from the primary suite, hallways are wide, bathrooms are spacious and electric outlets are raised to minimize bending.

From the first look, the Elbert floorplan’s meticulously laid-out kitchen delighted the Gibbs, who enjoy cooking and entertaining. They opted to upgrade the design package to include a gas range and high-efficiency JennAir appliances. “We’ve really been enjoying working with the design center,” said Helen, who brings her artistic eye to the process. “The options are gorgeous, and they have exquisite materials that will give the home that extra special look.” Boulder Creek partners with Saddleback Design in Denver to allow homebuyers to further personalize their home through flooring and countertops.

Boulder Creek is offering two series of floorplans at West Edge, each showcasing farmhouse and craftsman style exteriors. The Ridge series numbers 1,600 to 2,200 square feet, perfect for empty nesters and those, like the Gibbs, looking to downsize. The Peak series, inspired by the now sold-out Villas at Calmante in Superior, measures up to 3,500 square feet and includes a finished lower level. Two- and three car garages are available, and homes can feature patios, decks and walkouts, depending on the lay of the land.

“We’re also happy about all the smart features going into the home,” said Jim. “Electric window shades, smart internet functions, smart thermostat – they make life easier.”

Lower-maintenance by design
“Boulder Creek homes are lower-maintenance by design, and this is fully on display at West Edge at Colliers Hill,” said Jessica Champlin, chief revenue officer at Boulder Creek Neighborhoods. The development of ranch-style, single-family patio homes will count 53 homes at buildout, and the lifestyle association, Boulder Creek’s telling take on the home owner’s association, will maintain the front yard and cover snow removal. Helen said, “We are looking forward to traveling more again, so we are happy to know these things will be taken care of – they bring peace of mind and the freedom to take off when we want to.” She and Jim are also eager to explore the nearby trails by foot and bicycle. “Jim is a cycling athlete, and I get around on my ebike,” Helen said. “I’m looking forward to going down to the ice cream parlor with my grandson. I can take the trail into Old Town Erie, and I won’t have to worry about the hill on the way home.”

In response to input from other Boulder Creek communities, backyards in West Edge at Colliers Hill will be fenced, and buyers may create their own little slice of heaven just out their large sliding glass doors – whether that’s a water-wise Zen getaway, a vegetable garden or a grassy nook for the dog to romp. A front courtyard frames the home on select models and is a peaceful setting for morning coffee with the neighbors or cocktails in the evening.

“West Edge is unique among our neighborhoods,” Champlin said. “The combination of the ranch-style floor plans and dedicated backyard space in a vibrant master plan is an exciting option to bring to the market.” Some of the perks of establishing West Edge within the neighborhood of Colliers Hill are the welcoming atmosphere and the abundant amenities already woven into the community. Reading groups, game clubs and walking buddies are the norm, and summer afternoons are always happier at the Colliers Hill outdoor pool, complemented by jet sprays and a kid-friendly waterfall.

Beyond Colliers Hill, Erie beckons as a great place to live, work and play. “You might say Erie is the up-and-coming Louisville, and we loved living in Louisville,” said Jim. Indeed, from the award winning Erie Community Center to the plethora of terrific restaurants, breweries and shops downtown to easy access to Boulder, Denver and the Denver International Airport, Erie is a growing, vibrant community. Rated one of the safest cities in Colorado, Erie radiates a small-town vibe in an incredible location minutes from scenic trails, a championship golf course and dozens of summer and winter recreational activities.
