Sonders Fort Collins Is The Nation’s First Pre-Certified Lifelong Community

Model homes are now open to explore, and move-in-ready homes are also available for those who are ready to get moving.

At Sonders Fort Collins, home is a haven in every season. Uniquely designed “to foster a healthy culture for active aging,” Sonders is the nation’s first pre-certified lifelong community, as recognized by Colorado State University’s Institute for the Built Environment (IBE).

Sonders Fort Collins, crafted from the ground up as a vibrant, sustainable, accessible community for all ages and abilities, earned its lifelong community designation in honor of three forward-thinking priorities:

  1. Homes offer intuitive, main-floor living;
  2. Creative amenities provide frequent active engagement;
  3. Deep connections between both neighbors and nature are intentionally nurtured.

These community priorities not only infuse daily life with joy and purpose, but they also “bring people together and (help) aging residents avoid assisted or independent living facilities for as long as possible,” noted Bill Swalling, principal of Actual Communities, LLP.

Meeting a crucial need for active aging
Sonders’ mission to support active aging is impeccably timed. Data released last month from the State Demography Office reveals a sustained surge in Colorado’s senior population. In about a decade, the number of residents over age 65 will increase to 20 percent of Colorado’s projected 6.8 million population and outnumber those under age 18 through 2060. That said, buyers who are seeking the ease of main-floor living or empty nesters looking to downsize are finding the limited inventory of single-floor homes in northern Colorado frustrating at best. Many neighborhoods are built-out, and areas with main-floor living options are often far from the lifestyle amenities buyers desire in an age-in-place community.

Thankfully, this is where Sonders more than delivers, presenting an entire community that empowers homeowners to live life to the fullest – in body, mind and spirit – long past retirement.

“The future of community design is being implemented today at Sonders,” said Brian Dunbar, executive director of IBE. “This is truly a visionary community that is going above and beyond standard practices to create a place where people of all ages and abilities can live healthy, meaningful and engaged lives.” In fact, Sonders’ parks and amenities, including the Sonders Learning Center, are intended to give residents regular “points of contact,” from simply greeting neighbors in similar stages of life along the walking paths to stretching the mind and body with friends in the Learning Center.

Sonders Fort Collins is nestled along the shores of Richard’s Lake and boasts a network of gently graded trails. Residents enjoy the seasonally changing flora and fauna of Serene Park, as well as the prime bird-sighting prospects. At Flourish Park, currently under development, homeowners will be able to indulge their senses of smell, sight, touch and hearing in four extraordinary sensory gardens designed to nourish profound human encounters with nature.

The Sonders Learning Center is one of the pinnacles of the lifelong community’s master plan. The center campus will feature an outdoor pool and grilling area with cozy spots to lounge in addition to cottages devoted to specific life-enriching pursuits. In the BODY Studio, for example, yoga, meditation, low-resistance weight training and other health-wise activities will keep homeowners on the move together. Over in the ARTS Studio, residents will be able to dabble in the arts with guided workshops and classes, honing their lifetime appreciation of the fine arts with fellow creatives.

Homes that empower living life to the fullest
Sonders has partnered with local home builders to make the dream of active aging a reality. Model homes are now open to explore, and move-in-ready homes are also available for those who are ready to get moving.

Bridgewater Homes has unveiled three model homes at Sonders Fort Collins: the 3,600-square-foot Hudson plan, the slightly larger Sophia, and the expansive 4,778-square-foot Camden model. Spacious luxury ranch designs are open and inviting and feature exquisite finishes and oversized decks or patios for entertaining. The Sophia, with three bedrooms and a three-car garage, has plenty of potential “hobby spaces,” such as a craft or fitness room or a woodworking or photography nook. Bridgewater’s efficient workmanship and Energy Star appliance packages are excellent choices for the environment and the wallet.

Homes by Thrive Home Builders celebrate a modern take on the quintessential architectural style of Fort Collins. The Concord collection of singe-level patio homes by Thrive can be modified to fit a variety of lifestyles; bedrooms may be swapped out within designs, and the living space can be expanded by up to 300 square feet. Flexible options include three-car garages or the option to transform a garage bay into an extra bedroom or study. The Retreat floorplan offers the bonus option of a detached casita. Two Concord models are among several open to tour from Thrive’s three distinct home collections at Sonders Fort Collins, with the Harmony Courtyard collection and Parkview Villas collection of townhomes rounding out Thrive’s multitude of options for “how you want to live.”

Sonders advances the community’s commitment to sustainability by centering EV charging stations, maintaining native grasses in broad swathes of open space and locating home lots to maximize water savings.

Speaking of location, Fort Collins is an ideal setting for the active aging community of Sonders. Minutes from Old Town Fort Collins, Sonders ensures easy access to restaurants and breweries, shopping, recreation centers and healthcare establishments. Concerts and festivals fill the schedule year-round, and locals love to stroll the Poudre Trail, just two blocks from Old Town Square. Avid golfers will appreciate the handful of courses within a short drive and the extra-long season on the greens, thanks to spring mountain runoff.

A home at Sonders is an experience that enables homeowners to live “as good as healthy feels.” After all, the community moniker comes from the word sonder, which refers to the realization that each passerby is living a life as vivid and complex as one’s own. Sonders Fort Collins champions exceptional active living on an individual and group level – for a lifetime.
