NIWOT – If you’re thinking of selling your home, the “to do” list can seem overwhelming. One of the most important tasks is hiring a good Realtor. While most real estate agents are fairly likable, charming folks, some are more experienced and provide better service. In short they do a better job. Here are what services you should expect from a seasoned professional:
Property price assessment
The first step in selling your property is to assess its current market value. This is often called a BPO, or Broker Price Opinion. While not as formal as an appraisal, the methodology used compiles your property data, evaluates similar sold properties and compares current listings to determine an opinion of value.
While we all see our homes through rose-colored glasses, an experienced Realtor will see it as potential buyers do. With that in mind, they will be able to tell you what – if any – changes would help present your home in its best light.
It doesn’t matter how wonderful your home is if the marketing to sell it is subpar. High quality photography is of top priority. Property brochures and ads should all be consistent, professional and present the best of your home. Even the Realtor’s signage presents an image that reflects on your home. Not all Realtors do print ads or direct mail due to the cost. But the best property marketing campaign utilizes all of these tools.
Cleaning your house and vacating for showings is never fun, but is a necessary part of the process. Arranging the showings to meet your personal preferences can help alleviate some of the irritation of the process.
Contract negotiations and contract
This is where things get nerve-racking: An offer comes in. Should you accept or counter? A knowledgeable Realtor can advise you what to do. What if you get multiple offers? They can help you assess which offer is the strongest and most likely to close. Contracts are critically important, and a skilled Realtor will make sure there are no mistakes or oddities, and that your best interests are represented.
This is where many real estate deals fall apart: the seller and buyer can’t come to resolution over inspection items. A veteran real estate agent can assess your situation and advise you on what to accept or offer.
Sometimes the loan process can run into snags. A connected and practiced Realtor can help you navigate this process and find a solution.
In this final leg of the race, the Realtor will examine the closing documents and seller’s settlement statement and review them with you. And then they will be with you for the best part of the entire process – the closing!
