Featuring a dozen C3 land specialists zealous about the Colorado outdoors and the joy of living and playing in wide-open spaces, the Farm and Ranch division is dedicated to helping buyers and sellers navigate the singular complexities of land, agricultural, mountain, and rural property transactions.
“We are a group of agents who live the outdoor life ourselves,” explained John Feeney, realtor with C3’s Farm and Ranch division. “We’re hunters, hikers, skiers, people who have caught the Colorado dream and are passionate to guide and educate others” seeking adventure in Colorado, whether that entails waking up with the sun on an equestrian property or cross-country skiing in one’s backyard.
“Due to COVID, interest in these properties has exploded. More and more people are realizing they can work from home and live in these mountain or rural properties,” Feeney said. “Our Farm and Ranch agents were already specializing in these properties,” he continued, “and now we’re coming together under a list of commitments, such as a commitment to continual education for the agent and a commitment to a level of marketing best for our clients.”
A high level of commitment has characterized C3 since the company’s first days in 2012. Now counting 130 agents and five offices throughout Fort Collins, Loveland, Windsor and Greeley, C3 is the third largest real estate company in northern Colorado and one of the top-producing companies in the United States. “We are committed to learning the local regulations and to knowing who to direct people to,” Feeney said. “When you’re looking at rural properties, you have a new level of details to think about, and we are here as concerns come up, for example, about access, concerns about utilities and where does your power come from, what is your source of water and what type of sewage treatment is available, as well as water rights, mineral rights and what you can do on the property regarding covenants and restrictions. And a lot of us live what we do: We’re outdoors, we’re thinking about these things and we live in these places.”
Thus, the focus at C3’s Farm and Ranch Division is always about people and quality of life. “It is simple,” Simmons said. “Real estate is about people, not property.” He added, “Working with our company is truly a unique experience; C3 provides a setting that caters to the needs of our clients, doing everything to make buying or selling a property as enjoyable and stress-free as possible.”
Feeney said much of his work focuses on education. “We have many coming from out of state, and it’s our job to make the process of land buying as simple as possible. Is there a well on the property, for example? Maybe the buyer has never owned a well before. What do they need to know about testing the water?
We have the resources and knowledge that help us identify obstacles along the way.”
He added, “For some, buying these properties is about space, putting a buffer between themselves and neighbors. For others, it’s about being in some of the most aesthetically pleasing places in the country, surrounded by the outdoors. Regardless, we’re helping people live their dreams.”
