COLORADO SPRINGS – Broker Associate Jean Wheaton, of The Wheaton Team at RE/MAX Properties, Inc., is asked time and time again, “Why isn’t my house selling?” Her answer: Go across the street and take a good look at the front exterior. “Ask yourself, ‘How does the front door look? Does it need painting? What about the landscaping, is the yard overgrown?’” said Wheaton. “Curb appeal means everything in the market today and a few minor changes will give your house the facelift it needs.”

For sellers whose homes aren’t selling, Wheaton lists the following three additional tips to help ensure a sale:

No. 1: Keep the bare essentials and store the rest.
“If your home is cluttered, it will seem too small for the buyers,” said Wheaton. “Get rid of all personal items such as family photos and all the little knick-knacks. Too much furniture in the great room? Store it. Open the home up for potential buyers to visualize their furnishings in the home.”

No. 2: Ensure the home is spotless and move-in ready.
“Fresh paint is always a good seller and common advice tells you to paint your walls a neutral color, but look at what’s selling in your area,” added Wheaton. “Sometimes a few cheery colors add to the character of the home. Is your carpet smelly, old or even the original? It’s time to replace your floor coverings, and please don’t go with the least expensive one because you’re selling. Are you doing work on the house when you list? This doesn’t look good. Buyers want to know work is professionally done and is up to code. Buyers want move-in ready in today’s market.”

No. 3: Do not overprice.
“From the beginning, it’s very important not to overprice your home and lose your best buyers when they are excited about a new home coming on the market,” concluded Wheaton. “Also, always choose the right Realtor, one who knows the market and is experienced at negotiating and navigating the seller through the entire process from start to finish.”
