LOVELAND – When it comes to marketing your home for sale, your listing agent will leverage a wide range of online marketing resources, social media being one of them. Although your agent may use social media to tap into his/her social network, it is important for you to take advantage of your own social network. Here are a few ways that you can help market your home for sale and compliment the efforts of your Realtor.

Share listing details
Ask your Realtor for the best link to use for your listing. It may be a link to MLS or perhaps your Realtor’s personal website. The link should include full details of your home along with photos and/or video tours. Be sure to share this link on all of your social media accounts, and ask your friends to share it too!

Take lifestyle shots
Photos are huge when it comes to social media.

Use this to your advantage! Share individual photos with captions, focusing on the great features of your home. For example, you may share a photo of your filled Jacuzzi tub surrounded by candles, you enjoying a refreshing beverage on your lovely patio, someone snuggling up to the fireplace with a hot cup of cocoa, or kids playing games in the backyard. Lifestyle photos may not be the shots used to formally market your listing but are key to social media marketing. Each time you share an image, be sure to also include a link to your listing details.

Record short videos
Videos are another huge element of social media marketing. A formal video tour is great for professional marketing avenues, but won’t really work for personal social media networks. Instead, focus on short video snippets on individual benefits of your home. Similar to lifestyle shots, you’ll want to highlight the amenities in your home.

Use humor
Whenever possible, use humor in your personal marketing efforts. People love light-hearted posts that are creative and funny. You don’t have to be so formal when it comes to social media.

In fact, it’s important not to be.

By using your personal social network, you can play an active role in marketing your home for sale. Your Realtor can only reach his/her network, but there’s so much value in your own network of friends and acquaintances. Maximum exposure for your listing ultimately leads to more buyers and potential offers.
