Boulder natives Bob and Scott Von Eschen are the team behind Von’s Colorado Concepts. They have been building solid, beautiful homes with authentic character in Boulder County since 1976.

Their current large-scale project is at Shadow Grass Park, a beautifully landscaped, master-planned community on the eastern side of Longmont. Residents enjoy its ideal location, with easy access to two private community parks; a regional trail system and open space; proximity to Fort Collins, Downtown Denver and Boulder; nearby community dog park; walk to Fall River Elementary School, Trail Ridge Middle and Skyline High School; and Union Reservoir and Nature Conservancy just up the road. Bob Von Eschen, who designs the energy-efficient, comfortable, smart-looking homes, is excited about building at Shadow Grass Park. In Phase One, Von’s built mostly traditional two-story homes on 12 lots in the neighborhood of 50 to 70 homes that were already there from another builder. “We completed that subdivision,” he says.

Successful debut of Phase Two
Von’s chose Pedal to Properties, a full-service real estate agency in Boulder, as the listing agency for its neighborhoods at Shadow Grass Park. According to Tim Shea, president of Pedals to Properties, “The Shadow Grass project with Von’s Colorado Concepts is going beautifully. We’ve sold out Phase One (12 homes) and are about four months into Phase Two. Phase Two will be a total of 26 homes, and we’ve already sold four of those. We anticipate that most of the balance of the homes will be pre-sold prior to construction.”

He points out, “The interest in ranch-style homes continues to be the overwhelming theme in the Shadow Grass project. We estimate that close to 90 percent of all consumers we’ve met express interest in ranch-style homes. Besides retirees, young families like this style of home, with everyone on one floor, and people without children like one-floor living, too.

“So, as any good builder will do, we are responding to this theme and are building mainly ranches from here on. And, we still have some beautiful two-story homes that buyers can build as well!”
Pedal to Properties is proud to have won this major listing, beating a couple of the bigger real estate companies in the area.

“It seems that Von’s liked our progressive brand and appreciated the fact that we aren’t too big and are, therefore, nimble,” says Shea. “To respond to the steady interest from consumers, we hired Stan Meade to be our full-time, on-site sales person. Stan has over 25 years of on-site sales experience and has been extremely important in the success that the Pedal to Properties sales and marketing team has brought to this project.”

Von’s unique approach
Meade observes, “Von’s really is more of a semi-custom builder than an option A or option B builder. Von’s has made the decision to build only high-quality homes with fine finishes. This is a great value in the Longmont market. Von’s wants to be known for quality over quantity, and so their standard features reflect that.

They include granite counter tops throughout, extensive actual ¾-inch hardwood floors, stainless steel appliances including a 5-burner gas range and microwave, full basements with 9-foot ceilings, and the ability to customize. They will finish basements, modify plans and make the home suit your wants and needs.

“Our two-bedroom and two-bathroom ranches have a total of 3,300 square feet of which 1,650 is finished. Those homes start around $420,000. Any buyer can also create three bedrooms and three bathrooms by finishing a portion of the downstairs level.

“Unlike most builders, Bob and Scott Von Eschen are personally overseeing the construction of your new home. They are both on site weekly, with Scott actually being there four to six days a week to make sure the quality of construction is worthy of their name.”

Award-winning new homes
“Word has gotten out that this is a super-quality builder with good pricing,” Shea says. “For northeast Longmont, the price point is attracting a lot of buyers.
“In May of 2016 one of our Shadow Grass homes – the two-story Rock Ridge model – won an award from the 2016 Flatirons Tour of Homes. The award was for Best Value, and we are very proud of that recognition.”

Moving forward

INTERVIEW WITH A HOMEOWNER
Ian Kuliasha and his wife Jasmine and their two-and-a-half-year-old son moved into Shadow Grass two weeks ago. Speaking of their new two-story home, Ian says: “We love the fact that it’s exactly what we wanted. Having a garage with a workshop in it is nice, and we like how open the floor plan is, and that [the first floor] is a single unified room.

“We had looked at other communities and we settled on Shadow Grass because we liked the houses and the builder. Stan and the Von’s were great to work with, and the floor plans were very well thought out, and we could get what we wanted. It was customized for us – we got the cabinets we wanted, the colors, the floors, the countertops, the material we wanted where we wanted it, within the existing floor plan.”

As for value, Kuliasha says, “You get a lot for your money. I think the price is fair. It is nicer than what we saw elsewhere. We got good quality and paid for it, and it was worth it. The value is in the ability to customize it.

“It was a good experience. The closing process was nice and efficient. Von’s was very sweet and thoughtful in their welcome gift to us – it was the nicest touch in the whole process.”
